Terms & Conditions

By completing a booking at Modern Alpine, you agree to the following terms:

Check-in / Check-out. Check-in is at 4:00 PM and check-out is at 11:00 AM unless otherwise agreed in writing.

Guest Capacity. The property may not be occupied by more guests than stated in your booking. Unauthorized additional guests will result in immediate termination of the stay without refund.

Noise & Neighbours. Quiet hours are 10:00 PM to 8:00 AM. We are in a residential woodland setting and expect all guests to be respectful of the surrounding environment and any neighbouring properties.

Smoking. Smoking of any kind is strictly prohibited indoors. Evidence of indoor smoking will result in a cleaning fee of no less than $500.

Pets. Pets are permitted only if stated in your booking. Undisclosed pets may incur additional fees or result in termination of stay.

Hot Tub & Cold Plunge. Guests use the hot tub and cold plunge at their own risk. Please follow the usage guidelines provided at the property. Misuse resulting in damage will be charged to the guest.

Damages. Guests are responsible for any damage caused during their stay beyond normal wear and tear. By booking, you authorise us to charge your payment method for any such damages.

Fire Safety. Open fires are only permitted in designated areas. Missouri woodland conditions can be hazardous — please follow all fire safety instructions provided.

Right to Refuse. We reserve the right to terminate a stay without refund if these terms are violated or if guest behaviour is deemed unsafe or disrespectful to the property, neighbours, or environment.

Governing Law. These terms are governed by the laws of the State of Missouri.
